Grove Gardens stems from an aspiration to support the sustainable growth of Fakenham through successful site promotion based upon a comprehensive masterplan to provide mixed use development adjoining the edge of the town. The masterplan provides residential, employment, primary education and local centre uses that connect to the existing settlement via a series of key green routes.These in turn create a network of public open spaces through the development, contained within the existing ring road to the town. The proposed development is the largest in the District and forms part of a larger housing-focused site allocation, that continues to form an integral part of the emerging Local Plan. Grove Gardens is being delivered through an outline planning application and supporting Environmental Impact Assessment, in conjunction with a Design Code the scope of which will be agreed in principle with the LPA and then approved prior to reserved matters being submitted.
