Define audited a small scheme in south Devon that had been refused and was heading towards an appeal. A legal flaw in the determination process allowed it to be re-considered (and its design to be refined). The key concerns that led to the previous refusal was how development related to, and was visible from, its sensitive (AONB) landscape context. To understand the detailed issues, we modelled a variety of built options for the site and tested this ‘live’ from the most sensitive viewpoints using Augmented Reality. This process directly re-shaped the proposed development form, both in its layout and height, with the revised scheme illustrated through Type 4 visualisations that gained Local Planning Authority support, and led to planning permission being granted.
