Sector: Assess Promote Shape
Scope: Communities

Define staff members secured the allocation of the site in the Rugby Borough Core Strategy, and led the preparation and submission of an outline planning application for the development of a sustainable urban extension that will provide 1,300 new homes, 36ha of land for employment uses, community facilities and associated open space.  The application was underpinned by a Masterplan developed through a clear understanding of the specific characteristics of the site,  that sought to maximise the use of existing natural features and respond to the local context to create a distinctive community that is clearly integrated with its surroundings.  The scope of work also included stakeholder and public consultation, a Landscape and Visual Impact Assessment and Socio-Economic Assessment, management of the EIA process, and preparation of the Design and Access Statement and Planning Statement.  Define led negotiations in relation to the grant of planning permission, including the negotiation of a Section 106 package, and have subsequently prepared and submitted detailed planning and reserved matters applications for the first two phases of the development that are now underway on the site.
